ACCESSIBILITY STATEMENT FOR THE WOOD STORE

• This is a two storey property.
• It sleeps 6 and has 3 bedrooms and 2 bathrooms.

• The property is best reached by car. It is situated in Tughall Steads and there is a driveway to the front of the
cottage, a parking space is beside the house. The front door is accessed via the driveway; there is a key safe
by the door at 157cm height.
• Public transport: the property can be reached by rail, the nearest mainline railway station is 12 miles away.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.
• Our brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and as clear as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS general hospital walk in is in Ashington which is 34 miles away and the nearest A&E unit is
in Cramlington which is 41 miles away. The nearest doctor’s surgery is 4 miles away in Seahouses. Further

Access to the Property
The car parking is approximately 20 metres from the entrance and the front door is accessed via a gravel/paved
driveway. There are no handrails or ramps on the approach to the building. The path is 80cm wide and provides a
level access.

• The double doors are side hung and manual and the width is 100cm with a small step of 3cm over the thresh
of the front door.
• Once inside the surface is tiled and the area is fully lit by ceiling pendant lights.
Halls, Stairs, Landings, Passageways
• The entrance hallway areas are lit by ceiling pendant light and the floor is covered by tiles. There are 13
stairs leading to the first floor.
• The stairs are carpeted and are beige in colour, the walls have been decorated in a white painted wood
effect.
• The width of the passageway is 75cm.
Sitting Room/Lounge
• The living room is accessed from the hallway with a door opening of 76cm and is furnished with a corner 2
seater sofa and 1 additional comfy chair.
• It is all on one level with no steps and the floor is covered in tiles which are grey in colour.
• The walls have been decorated a white colour.
• There is 1 coffee table located in the centre of the room and 1 lamp table which can easily be moved.
• There is a log burning stove and radiators to heat the room.
• The room is compact with sufficient space to move around.
• There is a digital TV which has full digital access/subtitles, the TV rests on a table.
• Lighting is natural daylight with a mix of ceiling pendants, wall mounted lights and table lamps.

Dining Area
• The dining area is situated in the kitchen with access up one step via double doors which are 140cm wide. It
has a tiled floor.
• The dining room floor is tiled which is grey colour and the walls have been decorated in a white colour.
• Seating around the table is for 6 people, with upright chairs with and without arms. A wheelchair can easily
be pulled up to the table if needed.
• The dining table has legs on each corner, which are 59cm from floor to lowest point of table (underspace)
and is 76cm high. Lighting is natural daylight with a mix of ceiling spots and floor lamps.

Kitchen
• The door openings to the kitchen are from the living room and the opening width is 140cm.
• The kitchen has stepped access with a tiled floor.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer, dishwasher and washing machine.
• The door of the oven drops down and the handle is 71cm above the floor. The hob is 91cm above the floor.
• The worktop and sink are 91cm above the floor. The wall cupboards are 132cm high.
• The sink taps are single mixer tap knob.
• A fridge freezer is available, the highest shelf in the fridge is 160cm and lowest drawer in the freezer is 40cm.
• The kitchen is lit by downlighter spots/under cupboard lights.

• The garden area can be found to the front of the property which is accessed immediately from the kitchen
via a door with a step of 20cm and clear access width of 68cm. Also from garden gate width 80cm.
• The areas within the garden are flat.
• It has a paved patio and gravel area.
• Table and seating are in this area which is suitable for a wheelchair to pull up to with a table height of 74cm.
There are 2 pew type bench seats.
• The width of the foot paths are 80cm and the surface is paving and gravel and the width and length of the
patio is 6 x 2.8metres.

Description

The cosy forest lodge style interior of this barn conversion makes it a year round escape. Echoes of its name feature throughout from the lounge’s feature log wallpaper behind the wood-burning stove to the exposed beams in the farmhouse kitchen. Situated on the coastal farm steading of Tughall Steads, some of Northumberland's best beaches are close by at Beadnell and Newton.

On approaching The Wood Store, you'll be greeted by a professionally designed coastal style garden, creating a small oasis just steps from the kitchen door. Enter the farmhouse kitchen and you'll see how perfect it is for family meals with its large table seating up to eight guests. Some exquisite Ralph Lauren and Conran wallpapers have recently been added to the upstairs bedrooms lending a designer touch to this getaway. Of the three bedrooms at The Wood Store, one double is situated on the ground floor with an adjacent shower room, ideal for less mobile guests.

CANDID COMMENTS

There is no lawned garden at The Wood Store but there is a lovely enclosed private outdoor sitting/dining area, with views to the fields, and Tughall Steads has the benefit of communal space and access to footpaths so walking the dog should never be a problem.

A gorgeous spacious walk in shower and a ground floor shower are provided here, but there is no bath for those who like a soak in the tub.

TO NOTE

Whilst we take great care to represent our properties and their facilities as accurately as possible, the décor, furnishings and facilities shown in images and video tours may occasionally be subject to minor change.

It is suitable for children of all ages and includes a small private patio garden (not large enough for ball games), but there are communal areas at Tughall Steads where they can play and meet other children.

Lovely décor. Like being in a magazine. Loved the unusual wallpapers and the beams. The log burner was so cosy. For a September holiday it was nice to have the option of putting the fire on if we needed it. Only lit it twice but it was very cosy (and very warm). Tughall Steads is a lovely place to holiday, especially for those with young children.

Location

The hamlet of Tughall Steads is a collection of converted stone farm buildings and is mainly holiday homes. The Wood Store is located near to our other cottages High Mill and Moo House, and works particularly well with adjacent High Mill. The houses are surrounded by open countryside and a five minute drive will take you to the beach at either Beadnell or Newton by the Sea. Here you can enjoy some wonderful coastal walks, eat out or try your hand at a number of watersports. Tughall is also ideally situated for access to Bamburgh to the north and Craster to the south.
If you happen to look at Tughall Steads on Google Earth, please note that the apparent 'airstrip' shown nearby was last used in 1948!
