ACCESS STATEMENT FOR THE ARCH


At a Glance

• This is a two-storey property.
• It sleeps four and has two bedrooms and two bathrooms.
• No Bedrooms on the ground floor and two bedrooms on the first floor.
• The kitchen, dining and living space has level access and stairs to the first floor.
• There are parking spaces for two cars, directly outside.
• The front entrance has stepped access. The outdoor space has stepped access.
• Externally there is a front garden with stepped access.
• Dogs are not permitted in the property.
• No smoking or vaping is permitted in the house.


Pre-Arrival

• The property is best reached by car. It is situated in Craster Village and there is a driveway to the left of the
cottage. Parking spaces are beside the house. The front door is accessed via the driveway and garden. There
is a key safe by the door at 120cm height.
• Public transport: the property can be reached by rail, the nearest mainline railway station is eight miles

• Taxis are available from the station. A list of taxis companies can also be found via our website link above.
• Information about local bus services can be found on the Northumberland coast bus service website

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.
• The brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and understand as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS walk-in centre is in Ashington, which is 30 miles away, and the nearest A&E unit is in
Cramlington, which is 37 miles away. The nearest doctor’s surgery is seven miles away in Alnwick. Further

Access to the Property

The car parking is approximately five metres from the entrance and the front door is accessed via a paved driveway.
There are no handrails or ramps on the approach to the building. The path is 1.5 metres wide and provides a stepped
access.


Entrance to Property

• From the car, the front door is accessed via a paved driveway and garden. There are no handrails or ramps
on the approach to the property.
• The door is side hung and manual and the width is 70cm with 3 x 14cm steps and a small step of 7cm over
the thresh of the front door.
• Once inside the surface is tiled and the area is fully lit by ceiling down lights.


Halls, Stairs, Landings, Passageways

• The entrance hallway areas are lit by ceiling down lights and the floor is covered by tiles and there are 12
stairs leading to the first floor.
• The stairs are carpeted and grey in colour with a full turn to the right half way up the stairs. The walls have
been decorated in a white colour.
• The kitchen and living room are open plan.

Sitting Room/Lounge

• The living room is accessed from the kitchen/dining area and is open plan, and is furnished with 2 x 3 seater
sofas.
• It is all on one level with no steps and the floor is tiled which is beige in colour.
• The walls have been decorated a white colour.
• There are two coffee tables located at the edge of the room and two lamp tables which can easily be moved.
• There is an open fire and electric radiators to heat the room.
• The room is compact with sufficient space to move around.
• There is a digital TV which has full digital access/subtitles, the TV rests on a table.
• Lighting is natural daylight with a mix of ceiling down lights and table lamps.


Dining Area

• The dining area is situated in the kitchen with level access and it has a tiled floor.
• The dining room floor is tiled, which is a beige colour, and the walls have been decorated in a white colour.
• Seating around the table is for four people, with upright chairs without arms. A wheelchair can easily be
pulled up to the table if needed.
• The dining table has a centre leg, which is 68cm from floor to lowest point of table (under space) and is
78cm high. Lighting is natural daylight and ceiling down lights.


Kitchen

• Access to the kitchen is from the open plan dining room/living room.
• The kitchen has level access with a tiled floor
• The kitchen is fully equipped with a cooker, combined microwave oven, fridge/freezer and dishwasher.
• The doors of the ovens drop down and the handles are 90cm and 138cm above the floor. The hob is 91cm
above the floor.
• The worktop and sink are 91cm above the floor. The wall cupboards are 134cm high.
• The sink taps are single mixer lever taps.
• The shelf in the fridge is 176cm and the lowest drawer in the freezer is 50cm.
• The kitchen is lit by down lighter spot lights.
• The kitchen flooring is tiled which is beige in colour and the walls have been decorated in a white colour.

• There are no ground floor bedrooms.
• On the first floor there are two bedrooms comprising of; 1 king size bed with ensuite bathroom, 1
twin/single beds and 1 family bathroom, which are reached by 12 stairs.

Bedroom one is on the first floor and has a king size bed

• The clear door opening into the bedroom is 70cm wide.
• The height of the bed from floor to mattress top is 72cm.
• The space to the side of the bed is 155cm.
• There are two bedside tables which are 71cm high.
• Lighting is via a mix of ceiling down lights and bedside table lamps.
• Flooring is vinyl and beige wood effect in colour, with white and light blue coloured walls.
• There is one wardrobe and 13 drawers and storage space. The wardrobe rails are 138cm high and they
cannot be adjusted.
• Bedding is hypo-allergenic.
• There is no digital TV.

• Flooring is vinyl and beige wood effect in colour, with white and light blue coloured walls.
• There is one wardrobe and eight drawers and storage space. The wardrobe rails are 76cm high and they
cannot be adjusted.

Family bath/shower room is on the first floor

• Entrance is all on one level with a clear door opening width of 66cm.
• The shower is over the bath, and has a raised lip of 55cm over the edge of the bath.
• The shower has a hinged panel and has a detachable shower head.
• Height of the WC floor to seat is 47cm.
• Wash basin height is 85cm with a cupboard under the sink.
• All taps are modern lever taps.
• There is no shelf over the sink.
• There is no grab rail.
• The bathroom is lit with ceiling down lights.
• It has vinyl flooring which is planked wood effect in colour with white painted and grey tiled walls.

Ensuite shower room is connected to Bedroom One

• Entrance is all on one level with a clear door opening width of 70cm.
• The shower has a raised lip of 20cm.
• The shower has a sliding door and does not have a detachable shower head.

• There is no shelf over the sink.

Laundry Annex Room

• The annex room is situated in the garden with stepped access of 2cm and door width of 68cm.
• Floor width is 230cm and tiled, which is terracotta in colour, and the walls are white in colour.
• The height of the washer/dryer door is 73cm from the floor.
• The room is lit with a ceiling light.

Garden

Garden 1:

• The garden area can be found to the front of the property which is accessed immediately from the driveway
and front door via a door with three steps of 14cm and clear access width of 70cm.
• The areas within the garden are stepped.
• It has a paved patio.
• Table and seating are in this area which is suitable for a wheelchair to pull up with a table height of 75cm.
There are four chairs which are upright chairs without arms and a small round table on the patio with two
basket chairs with arms.
• The width of the patio is 3 metres.
• There is some outside lighting which are sensor lights.

Description

Through a stone archway, snuggled in the picturesque fishing village of Craster, this 18th Century cottage is just a minute from the sea and even less from the village pub. Hidden behind the smokery, famous for its Craster kippers, The Arch embraces its history with exposed beams and an original open fireplace in a cast iron surround.

The interior is a mix of calming whites, cool shades of blue and bleached floorboards for a true coastal chic feel. Light floods into the master bedroom from the two skylights where views of Dunstanburgh Castle on the headland and the Craster shoreline will make you stop in your tracks. From the open plan living, dining and kitchen area, patio doors open out onto the courtyard garden, adding space and light to this gem of a Retreat.

Children are welcome here. The harbour is a short walk away - great for rock pooling or paddling in the waters.

Down a lane, tucked behind Robson's smokery in the small village of Craster, just a minute's walk from the harbour, local pub, art gallery and cafe, and of course the seafront. Walk along Craster's rocky shoreline north to the ruins of Dunstanburgh Castle or head south to Howick with its wonderful gardens and tearoom, the former home of and namesake of the tea, Early Grey.
