At a Glance


• This is a two storey property.
• It sleeps 11 and has 6 bedrooms and 3 bathrooms.
• No bedrooms on the ground floor and 6 bedrooms on the first floor.
• The kitchen, dining and living space has level access and no stairs.
• There are parking spaces for 4 cars, directly outside.
• The front entrance has sloping access. The outdoor space has level access.

Pre-Arrival


• The property is best reached by car. It is situated in Beadnell village. There is a driveway to the front of the
cottage and a parking space in front of the house. The front door is accessed via the driveway and there is a
key safe by the door at 144cm height.


• Public transport: the property can be reached by rail, the nearest mainline railway station is 14 miles away.

Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.


• The brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and understand as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.


• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.


• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.


• The nearest NHS walk in centre is in Ashington, which is 37 miles away, and the nearest A&E unit is in
Cramlington, which is 43 miles away. The nearest doctor’s surgery is 2 miles away in Seahouses. Further

Access to the Property


The car parking is approximately 10 metres from the entrance and the front door is accessed via a paved driveway.
There are no handrails or ramps on the approach to the building. The path is 118cm wide and provides a sloping
access.

• The door is side hung and manual and the width is 80cm with a small step of 3cm over the thresh of the
front door.
• Once inside the surface is cocoa matting and the area is fully lit by a ceiling light.

• The entrance hallway areas are lit by ceiling lights and the floor is covered by wood. There are 13 stairs

• The living room is accessed from the hallway and kitchen/dining area with a door opening of 75cm. It is

• There are radiators to heat the room.
• The room is compact with sufficient space to move around.
• There is a digital TV which has full digital access/subtitles, the TV is on a stand.

Dining Area


• The dining area is situated in the kitchen/living room with level access.
• The dining room floor is wood and the walls have been decorated in a cream colour.
• Seating around the table is for 11 people, with upright chairs without arms. A wheelchair can easily be pulled
up to the table if needed.
• The dining table has legs on each corner, which are 68cm from floor to the lowest point of table
(underspace) and is 77cm high. Lighting is natural daylight and ceiling pendant lights.


Kitchen


• The door openings to the kitchen are from the hallway/dining/living room and the opening width is 74cm.

Beach38 is a modern, stylish detached house close to the sands of the crescent-shaped Beadnell Bay on the Northumberland coast and within walking distance of the dining out options of this popular coastal village. One of our most spacious houses, it has a large enclosed garden, generous open plan living and six bedrooms to comfortably welcome 11 guests.

Family and friends entertaining is a breeze at Beach38. The fully fitted kitchen with range cooker and American style fridge freezer is ideally suited to get-together meals, and the additional snug room with TV and numerous garden toys means younger guests are amply catered for. An excellent choice for those looking for a group getaway with easy access to amenities and the beach.

CANDID COMMENTS

A large modern house on a luxury housing estate so not the quintessential 'holiday cottage'. However, its generous proportions and proximity to the beach will more than make up for this, not to mention the gorgeous soft furnishings and interior design scheme. No tumble dryer here, but a clothes line and airer.

TO NOTE

This house is a family owned holiday home and as such is unsuitable for holding large parties. Small gatherings are, of course, welcome but no ‘open house’ please. Tents, hot tubs and mobile homes on the property are not permitted. Please refer to our Large Group advice list for further information.

Whilst we take great care to represent our properties and their facilities as accurately as possible, the décor, furnishings and facilities shown in images and video tours may occasionally be subject to minor change.

It is suitable for children of all ages and includes a good-sized enclosed private garden and outdoor toys and games. Inside, there is a snug room - ideal for teens looking to 'escape' the adults - and a good selection of toys. The beach is within walking distance.

We will book Beach38 again as it was perfect for our girls pamper hen weekend and we had such a fabulous dinner party on the Saturday night round the big table! The garden was great for relaxing too.

Beach38 is situated on a small housing development in the newer part of Beadnell, just a short five-minute walk from the sandy beach at Beadnell Bay, the rocks at Longstone Point and the beach at Smuggler's Cove. All amenities such as the village shop, pubs and bistro are within walking distance. Enjoy a coastal walk south to Newton, try one of the many watersport activities on offer at the Bay or take a short drive to the villages of Seahouses, Bamburgh, Alnwick or Craster where you will find many attractions.
