ACCESS STATEMENT FOR THE SMITHY
At a Glance
• This is a single-storey property.
• It sleeps 5 and has 3 bedrooms and 1 bathroom.

Pre-Arrival
• The property is best reached by car. It is situated at Tughall Steads and there is a driveway to the front of the
cottage. Parking spaces are in front of the house. The front door is accessed via the driveway; there is a key
safe by the door at 150cm height.
• Public transport: the property can be reached by rail, the nearest mainline railway station is 12 miles away.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.
• Our brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website, is to make it as easy to use and as clear as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS general hospital walk in service is in Ashington, which is 34 miles away, and the nearest
A&E unit is in Cramlington, which is 41 miles away. The nearest doctor’s surgery is 4 miles away in

Access to the Property
Car parking is approximately 5 metres from the entrance and the front door is accessed via a gravel driveway. There
are no handrails or ramps on the approach to the building. The path is 5 metres wide and provides a level access.

• The door is side hung and manual and the width is 70cm with a small step of 5cm over the thresh of the
front door.
• Once inside the surface is carpet and laminate and the area is fully lit by ceiling down lights.
Halls, Stairs, Landings, Passageways
• The entrance hallway areas are lit by ceiling down lights and the floor is covered by laminate flooring and
there are 2 steps leading to the living room.
• The width of the passageway is 90cm.
Sitting Room/Lounge
• The living room is accessed from the hallway with a door opening of 70cm and is furnished with 1 corner
sofa and 1 additional comfy chair.
• It is all on one level with no steps and a laminate wood floor.
• The walls have been decorated a white colour.
• There are 2 coffee tables located in the corner of the room which can easily be moved.
• There is a log burning stove and radiators to heat the room.
• The room is compact with sufficient space to move around.
• There is a digital TV which has full digital access/subtitles, the TV is wall mounted.
• Lighting is natural daylight with a mix of ceiling pendants and table/floor lamps.

Dining Area
• The dining area is situated in the living room with stepped access via a door from the hallway which is 70cm
wide. It has a laminate wood floor and the walls have been decorated a white colour.
• Seating around the table is for 5 people, with upright chairs without arms, a wheelchair can easily be pulled
up to the table if needed.
• The dining table has legs on each corner, which are 76cm from floor to lowest point of table (under space)
and is 80cm high. Lighting is natural daylight with a ceiling pendant and table floor lamps.
Kitchen
• The door openings to the kitchen are from the hallway and the opening width is 70cm.
• The kitchen has stepped access with a wood floor.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer and dishwasher.
• The door of the oven drops down and the handle is 60cm above the floor. The hob is 90cm above the floor.
• The worktop and sink are 90cm above the floor. The wall cupboards are 135cm high.
• The sink taps are single mixer lever taps.
• A fridge freezer is available, the highest shelf in the fridge is 70cm and the lowest drawer in the freezer is
42cm.
• The kitchen is lit by ceiling spots.
• The kitchen has wood flooring and the walls have been decorated a white colour.

Family bath/shower room is on the ground floor
• Entrance is all on one level/stepped with a clear door opening width of 60cm.
• The shower is over the bath, and is 61cm to the top edge of the bath.
• The shower has no door and has got a detachable shower head.
• Height of the WC floor to seat is 42cm.
• Wash basin height is 78cm with a pedestal under the sink.
• All taps are modern lever taps.
• There is no shelf over the sink.
• There is no grab rail.
• The bathroom is lit with ceiling spot lights.
• It has tiled flooring which is beige in colour with half tiled and white coloured walls.

• The utility room is situated outside in a stone built outhouse with level access via a clear door access of
70cm. There are no steps.
• Floor width is 200cm and concrete which is natural in colour and the walls are stone in colour.
• The height of the washing machine door is 68cm from the floor and the height of the tumbler dryer door
146cm from the floor.
• The room is lit with strip light
Garden
Garden 1:
• The garden area can be found to the rear of the property which is accessed immediately from the back door
via a door with a step of 24cm and clear access width of 70cm.
• The areas within the garden are flat.
• It has a paved patio and lawned area.
• Table and seating are in this area which are not suitable for a wheelchair to pull up with a table height of
72cm. There are 4 chairs which are bench type.
• The width of the footpaths are 70cm and the surface is gravel and the width and length of the patio is 3.5
metres. Access to rear of property from side of cottage.
• There is some outside lighting which are sensor lights.
Garden 2:
• The garden area can be found to the front of the property which is accessed immediately from the gravel
driveway.

Description

Step inside The Smithy and you’ll be immediately struck by its large log burner set in the original stone fireplace of this former farm worker’s cottage for five in the coastal hamlet of Tughall Steads. Set slightly inland, between the coastal villages of Beadnell and Newton, it has both front and back gardens, with numerous walks from the cottage door.

Characterful features contrast with the contemporary interior of The Smithy. There’s a fully fitted galley kitchen, whimsical wall coverings, and a French style king size bed in the master bedroom. Outside, drink in the countryside views towards the coast from the enclosed garden with its patio table and chairs. Book with neighbouring The Forge for a party of up to seven guests (discounted rates available).

After holidaying with Coastal retreats for many years, I have answered this questionnaire honestly as I feel standards have slipped. The dishwasher didn't work, we were promised new cereal bowls, which never arrived. We found litter from the previous visitors under bedroom furniture and the bathroom tiles were still dirty. The cupboard with the children's toys in was an absolute state when opened to the point we just kept it shut! No spare batteries, so when batteries in a remote went we had to purchase some ourselves..The welcome goodies have been reduced significantly too and whilst we still ensured we had a fantastic time away, the fall in what used to be Coastal retreats such high standards has left us thinking that maybe we should start looking at other companies, after using yourselves for 10+ Years. Honest feedback, but still a very enjoyable break in such a beautiful part of the world.

Welcome pack was lovely, logs weren't supplied nor log burner laid as promised. Dishwasher didn't work properly, freezer badly needed defrosting and the oven grill pan wasn't clean. The cottage was short of pint drinking glasses, spirit glasses and large cereal bowls (but that could be my big appetite!). Prices this year were value for money but the price hike for next year is unaffordable compared with similar properties from different suppliers.

Location

The hamlet of Tughall Steads is a collection of converted stone farm buildings and is mainly holiday homes. The houses are surrounded by open countryside and a five minute drive will take you to the beach at either Beadnell or Newton by the Sea. It is ideally situated for access to Bamburgh to the north and Craster to the south. Located next to our other Retreats - Garden Cottage and The Forge - plus several of our other Tughall properties, it is ideal for larger parties who want their own space, but want to be near one another.
If you happen to look at Tughall Steads on Google Earth, please note that the apparent 'airstrip' shown nearby was last used in 1948!
