• This is a two storey property.
• It sleeps 10 and has four bedrooms and three bathrooms.

Pre-Arrival
• The property is best reached by car. It is situated off Harbour Road. There is a driveway to the front of the
cottage and a parking space in front of the house. The front door is accessed via the driveway; there is a key
safe by the door at 152cm height.
• Public transport: the property can be reached by rail, the nearest mainline railway station is 14 miles away.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.
• Our brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and understand as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS walk-in centre is in Ashington which is 37 miles away and the nearest A&E unit is in
Cramlington which is 43 miles away. The nearest doctor’s surgery is two miles away in Seahouses. Further

Access to the Property
The car parking is approximately 4m from the entrance and the front door is accessed via a gravel driveway. There
are no handrails or ramps on the approach to the building. The path is 85cm wide and provides a level access.

• From the car, the front door is accessed via a paved path. There are no handrails or ramps on the approach
to the property.
• The door is side hung and manual and the width is 76cm with two steps of 17cm and 10cm over the thresh
of the front door.
• Once inside the surface is tiled and the area is fully lit by a ceiling pendant.
Any other comments and relevant information: Light switch to the left of the door at 125cm.
Halls, Stairs, Landings, Passageways
• The entrance hallway areas are lit by a ceiling pendant, the floor is covered by tiles and there are 14 stairs
leading to the first floor.
• The stairs are carpeted and are light grey in colour. The walls have been decorated in a white colour.
• The width of the passageway is 155cm.

Sitting Room/Lounge
• The living room is accessed from the hallway with a door opening of 78cm and is furnished with 1 x 4, 1 x 3
and 1 x 2 seater sofas.
• It is all on one level with no steps and the floor is covered in tiles which are light stone in colour.
• The walls have been decorated a white colour.
• There is one coffee table located in the centre of the room.
• There is a log burning stove and underfloor heating to heat the room.
• The room is very spacious with plenty of space to move around.
• There is a digital TV which has full digital access/subtitles, the TV rests on a table.
• Lighting is natural daylight with a mix of ceiling pendants and floor lamps.

Dining Area
• The dining area is situated in the kitchen/living room with level access.
• The dining room floor is tiled which is a light stone colour and the walls have been decorated in white.
• Seating around the table is for 10 people, with upright chairs without arms. A wheelchair can easily be pulled
up to the table if needed.
• The dining table has legs on each corner, which are 66cm from floor to lowest point of table (under space)
and is 78cm high. Lighting is natural daylight with ceiling pendant lights.

Kitchen
• The openings to the kitchen are from the dining room/living room.
• The kitchen has level access with a tiled floor.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer and dishwasher.
• The door of the oven drops down and the handle is 134cm above the floor. The hob is 93cm above the floor.
• The worktop and sink are 91cm above the floor. The highest wall cupboards are 150cm high.
• The sink taps are single mixer lever tap.
• The highest shelf in the fridge is 179cm and the lowest drawer in the freezer is 46cm.
• The kitchen is lit by down lighter spots.

Garden
Garden 1:
• The garden area can be found to the rear of the property which is accessed immediately from the
kitchen/lounge via large bi fold doors with a step of 10cm and clear access width of 180cm and 330cm.
• The areas within the garden are stepped.
• It has a paved patio/lawned area.
• Table and seating are in this area which is suitable for a wheelchair to pull up with a table height of 73cm.
There are four chairs which are upright chairs without arms and two bench seats.
• The width of the footpaths are 112cm and the surface is paving. The width and length of the patio is 3.4m x
4m.
• There is some outside lighting which are manual switch lights.

Garden 2:
• The garden area can be found to the front of the property which is accessed immediately from the front
door via a door with 2 steps of 7cm and 17cm and clear access width of 76cm. With a further small step of
7cm onto patio area.
• The areas within the garden are flat.
• It has a paved patio/lawned area.
• Seating in this area consists of three chairs which are upright chairs with arms and a settee type seat.
• The width of the foot paths are 85cm and the surface is paving and the width and length of the patio is 5.5
metres x 4.5 metres.

The bedrooms, one or two with a glimpse of the sea, offer numerous sleeping options with two of the rooms set up to sleep three. In the open plan living area the bespoke handpainted kitchen, by Mowlem & Co, and the feature log burner make excellent socialising hubs, just as much as the contemporary garden with outdoor seating – accessed via huge bi-fold doors. Within the kitchen you’ll find little touches to make your holiday flow more easily, such as the two ovens, 16-bottle wine cooler, pod coffee maker and a boiling water tap.

Everyone had an amazing time. The boys who are aged 7 and 10 and extremely well travelled internationally, declared it the best weekend they had ever had.

Location

In a superb central Northumberland coastal location, just metres from the family friendly sandy beach at Beadnell Bay and the rock pools at Smuggler's Cove. Known for its watersports, you can also enjoy walks along the coastal path north to Seahouses and south to Newton.
Duneside House itself is situated down a small private road with its own parking spaces. From the house, you can also walk to Beadnell's restaurants and hotel bars, as well as the small local convenience store. Situated immediately behind another Coastal Retreat, Seaside House, you can book the two properties together to sleep up to 18.
