ACCESS STATEMENT FOR BAMBURGH COACH HOUSE


At a Glance


• This is a two storey property.
• It sleeps 5 and has 2 bedrooms and 1 bathroom.
• No bedrooms on the ground floor and 2 bedrooms on the first floor.
• The kitchen, dining and living space has level access with no stairs.
• There is parking spaces for 3 cars, directly outside.

Pre-Arrival


• The property is best reached by car. It is situated at Glororum near Bamburgh and there is a driveway to the
front of the cottage, a parking space is in front of the house. The front door is accessed via the driveway and
there is a key safe by the door at 152cm height.


• Public transport; the property can be reached by rail, the nearest mainline railway station is 19 miles away.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.


• Our brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and as clear as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.


• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.


• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.


• The nearest NHS general hospital walk-in service is in Ashington which is 39miles away. The nearest A&E unit
is in Cramlington which is 46 miles away. The nearest doctor’s surgery is 5 miles away in Seahouses. Further

Access to the Property


The car parking is approximately 4 metres from the entrance and the front door is accessed via a gravel/paved
driveway. There are no handrails or ramps on the approach to the building. The path is 100cm wide and provides a
level access.

• From the car, the front door is accessed via a paved path. There are no handrails or ramps on the approach
to the property.
• The door is side hung and manual and the width is 70cm with a step of 13cm in to the front door.
• Once inside the surface is tiled and the area is fully lit by ceiling down lights.

Halls, Stairs, Landings, Passageways


• The entrance hallway areas are lit by ceiling down lights and the floor is covered by tiles.
• The stairs are carpeted and are beige in colour. The walls have been decorated in a cream colour.

Sitting Room/Lounge


• The living room is accessed from the hallway with a door opening of 76cm and is furnished with 1 x 4 and 1 x
3 seater sofas.
• It is all on one level with no steps and the floor is covered in laminate wood.
• The walls have been decorated a cream colour.
• There is 1 coffee table located in the centre of the room and 2 lamp tables which can easily be moved.
• There is a gas fire to heat the room and underfloor heating.
• The room is spacious with plenty of space to move around.
• There is a digital TV which has full digital access/subtitles, the TV is on a stand.
• Lighting is natural daylight with a mix of ceiling spot and table/floor lamps.

Dining Area


• The dining area is situated in the kitchen with level access via a door which is 74cm wide and it has a wood
floor.
• The dining room floor is wood and the walls have been decorated in a cream colour.
• Seating around the table is for 8 people, with upright chairs without arms and a bench seat. A wheelchair
can easily be pulled up to the table if needed.
• The dining table has legs on each corner, which are 63cm from floor to lowest point of table (underspace)
and is 75cm high. Lighting is natural daylight with a mix of ceiling spots and a table lamp.

• The door openings to the kitchen are from the hallway and the opening width is 74cm.
• The kitchen has level access with a wood floor.

• The door of the oven drops down and the handle is 107cm above the floor. The hob is 98cm above the floor.
• The worktop and sink are 92cm above the floor. The wall cupboards are 140cm high.
• The sink taps are single mixer lever.
• The highest shelf in the fridge is 170cm and the lowest drawer in the freezer is 48cm.
• The kitchen is lit by downlighter spots/under cupboard lights.
• The kitchen flooring is wood and the walls have been decorated in a cream colour.

• The garden area can be found to the front and sides of the property which is accessed immediately from the
front door via a door with a step of 13cm and clear access width of 70cm. Or access from the kitchen with a
step of 22cm, 86cm wide. Or from the living room with a step of 23cm and 146cm wide.
• The areas within the garden are flat.
• It has a paved patio/lawned area and children’s play room.
• Table and seating are in this area are suitable for a wheelchair to pull up to with a table height of 69cm.
There are 7 chairs which are upright folding chairs with arms.

CANDID COMMENTS

Almost no downsides to this property. There is no log burner here but a contemporary wall-mounted gas fire.

TO NOTE

It is suitable for children of all ages who will enjoy the garden with trike and small seesaw and indoor games barn with table tennis table, table football and kid's corner. The decor in the triple room is fun and there are books, a reading corner with beanbag and a dolls' house for little ones. There's even a full size keyboard for those with a musical bent.

The Coach House was well equipped and the separate games room was full of things to keep children of all ages occupied on the inevitable odd rainy day. I would book this property again for a holiday in Northumberland.

Love the property, is ideal for a holiday with children and was immaculately clean. Only issues were reported on last stay and still persist - minor issue is that tv remote does not work properly. Much bigger issue is there is a bluebottle nest in the velux window of the master bedroom so that if the window opens dozens of flies fly in.

Location

Glororum is situated less than a mile inland from the very popular Bamburgh village with its far reaching sandy beach, famous castle, shops and eateries. The village is a two minute drive or a five minute cycle ride away.
The Bamburgh Coach House itself is part of a recent prestigious farm building development of 12 properties, each having its own private parking and outdoor space.
