ACCESS STATEMENT FOR THE BOLTHOLE


At a Glance

• This is a two storey property.
• It sleeps 4 and has 2 bedrooms and 1 bathroom.
• No bedrooms on the ground floor and 2 bedrooms on the first floor.

Pre-Arrival

• The property is best reached by car. It is situated in Beadnell village. There is a driveway to the front of the
cottage and a parking space in front of the house. The front door is accessed via the driveway, there is a key
safe by the door at 156cm height.
• Public transport: the property can be reached by rail, the nearest mainline railway station is 14 miles away.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.
• The brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and understand as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS walk-in centre is in Ashington, which is 37 miles away and the nearest A&E unit is in
Cramlington, which is 43 miles away. The nearest doctor’s surgery is 2 miles away in Seahouses. Further

Access to the Property

The car parking is approximately 2 metres from the entrance and the front door is accessed via a gravel/paved
driveway. There are no handrails or ramps on the approach to the building. The path is 120cm wide and provides a
level access.

• From the car, the front door is accessed via a gravel/paved driveway, there are no handrails or ramps on the
approach to the property.
• The door is side hung and manual and the width is 76cm with a small step of 2cm over the thresh of the
front door.
• Once inside the surface is coir mat and carpet and the area is fully lit by a ceiling pendant light.


Halls, Stairs, Landings, Passageways

• The entrance hallway areas are lit by a ceiling pendant light and the floor is covered by carpet and there are
13 stairs leading to the first floor.
• The stairs are carpeted and are brown and grey stripes in colour, the walls have been decorated in a white
colour.
• The width of the passageway is 88cm.


Sitting Room/Lounge

• The living room is accessed from the hallway with a door opening of 75cm and is furnished with 1 large
corner sofa.
• It is all on one level with no steps and the floor is covered in carpet which is brown and grey stripes in colour.
• The walls have been decorated a cream colour.
• There is 1 coffee table located in the centre of the room and 1 lamp table which can easily be moved.
• There is a radiator to heat the room.
• The room is spacious with sufficient space to move around.
• There is a digital TV which has full digital access/subtitles, the TV rests on a shelf unit.
• Lighting is natural daylight with a mix of ceiling spot and table/floor lamps.

Dining Area

• The dining area is situated in the kitchen with level access via a door, which is 75cm wide.
• The dining room floor is vinyl, which is grey in colour and the walls have been decorated in a white colour.
• Seating around the table is for 4 people, with upright chairs without arms. A wheelchair can easily be pulled
up to the table if needed.
• The round glass dining table has a single centre leg 74cm from floor to lowest point of table (underspace)
and is 75cm high. Lighting is natural daylight with a ceiling pendant light.

Kitchen

• The door openings to the kitchen are from the hallway and the opening width is 75cm.
• The kitchen has level access with a vinyl floor.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer, dishwasher and washing machine.
• The door of the oven drops down and the handle is 72cm above the floor. The hob is 96cm above the floor.
• The worktop and sink are 91cm above the floor. The wall cupboards are 144cm high.
• The sink taps are single mixer lever tap.
• A fridge/freezer is available. The highest shelf in the fridge is 169cm and the lowest drawer in the freezer is
48cm.
• The kitchen is lit by downlighter spots/under cupboard lights.
• The kitchen flooring is vinyl which is grey in colour and the walls have been decorated in a white colour and
beige tiles.

• There are no ground floor bedrooms.
• On the first floor there are 2 bedrooms comprising of, 1 king size bed without ensuite bathroom, 1 double
bed without ensuite and 1 family bathroom, which are reached by 13 stairs.

Bedroom one is on the first floor and has a king size bed

• The clear door opening into the bedroom is 66cm wide.
• The height of the bed from floor to mattress top is 56cm.
• The space to the side of the bed is 50cm.
• There are 2 bedside tables which are 60cm high.
• Lighting is via a mix of ceiling pendant and bedside table lamps.
• Flooring is carpet and brown and grey stripes in colour, with cream coloured walls.
• There is 1 wardrobe and 11 drawers and storage space. The wardrobe rails are 168cm high and they cannot
be adjusted.

• Wash basin height is 81cm with a pedestal under the sink.
• All taps are modern lever taps.
• There is a shelf over the sink which is 117cm high and 50cm wide.
• There is no grab rail.
• The bathroom is lit with ceiling spot lights and mirror lights.

• The garden area can be found to the rear of the property which is accessed immediately from the lounge via
a door with a step of 20cm and clear access width of 74cm.
• The areas within the garden are flat.
• It has a paved patio.
• Table and seating are in this area which is suitable for a wheelchair to pull up with a table height of 75cm.
There are 4 chairs which are upright chairs with arms.
• The width and length of the patio is 2.7 x 4.7 metres.
• There is some outside lighting which are sensor lights.

Description

The perfect seaside Retreat, The Bolthole is an easy-going mews cottage in the centre of Beadnell within an area known as Smuggler’s Cove. Within walking distance of the beach and village pubs, it has light and airy coastal styling throughout.

A popular choice for couples, The Bolthole has a real beach-side feel with white plantation shutters, blue and sandy tones in the bedrooms, a seafood recipe wall art in the kitchen and seaside artefacts. In the lounge, you'll find a decent-sized corner sofa with doors to the enclosed patio and a well-equipped dining kitchen with integrated appliances gives ample cooking options if you don’t fancy the short walk to one of the village eateries. Close to one of our other Retreats, Smuggler's Hide.

TO NOTE

There is no garden but a small private courtyard with a table and chairs for outdoor eating.

No tumble dryer, just a washing machine.

Whilst we take great care to represent our properties and their facilities as accurately as possible, the décor, furnishings and facilities shown in images and video tours may occasionally be subject to minor change.

Children are welcome at The Bolthole, but the only amenities are a few toys and games and a small courtyard garden. The beach, however, is a short walk away and very child friendly with washing facilities and toilets.

We are very happy with the cottage (this is our third visit to same accommodation). However we had a few problems on this occasion (1) when we arrived the loft hatch cover was lying on the landing with a black plastic bag on top of it . (Since my husband is 81 not easy for him to sort out but we saw some cleaning staff in the vicinity and they came in to sort that) (2) the instructions for accessing the wifi (detailed in the folder) were incorrect - (both the name of the router and the password were incorrect . We think the folder information needs updating but this may be in hand. 3) In the evening the TV switched on BUT there was no signal on any of the inputs - hence no Friday TV viewing for us! This wasn't sorted until maintenance staff came the following day to sort things out for us 4) on this occasion there was no welcome pack at all - not even milk in fridge for a cup of tea. Could be a problem for late arrivals as the local shop closes at 5.30 pm We did however query this on the Saturday morning (by phone to the office) and all the above issues were sorted out including provision of a lovely welcome pack (thank you very much to the owner who I believe provided this)

Whilst Beadnell is a lovely village and the cottage very nice but it is situated next to tall trees with nesting crows. These are incredibly noisy from Dawn till Dusk making sleep after 4am very difficult. Although we kept our windows shut the double glazing did little to quieten the noise. During the nesting season perhaps you could point this out to prospective customers

We’ve had little reason to contact your staff outside of the booking process (because everything tends to be fine). This time there was no welcome pack, I telephoned this in at 16:15 on the day of arrival and by 17:00 someone turned up with the pack. We didn’t expect this, especially as it was a bank holiday. Not only that, the person who brought the pack was courteous and pleasant and asked whether there were any other issues (there weren’t). We’ve always been impressed with the standard of the properties we’ve stayed in and of the professionalism of the Original Cottages organisation and staff. Thank you very much.

Location

Beadnell is a small village centred around a picturesque harbour and crescent-shaped sandy beach which is very popular with families, walkers and watersports enthusiasts. It is quieter than neighbouring Seahouses but still has a village shop and a couple of decent pubs where food is served and a good pint. There is also a cafe which transforms into a bistro by night.
