ACCESS STATEMENT FOR THE OLD GARDENERS
At a Glance
• This is a three storey property.
• It sleeps six and has three bedrooms and two bathrooms.
• No bedrooms on the ground floor, two bedrooms on the first floor and one bedroom on the second floor.
• The kitchen, dining and living space has level access and stairs.
• There is a parking space for one car directly outside.
• The front entrance has stepped access. The outdoor space has stepped access.
• Externally there is a front and rear garden with stepped access.
• Dogs are permitted in the property.
• No smoking or vaping is permitted in the house.
Pre-Arrival
• The property is best reached by car. It is situated in Dunstan Village near Craster and there is a driveway to
the front of the cottage, with a parking space in front of the house. The front door is accessed via the
driveway. There is a key safe by the door at 93cm high.
• Public transport: the property can be reached by rail, with the nearest mainline railway station 8 miles away.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (8 miles away) has large supermarkets, small independent shops, garages and all the local amenities.
• Our brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and understand as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is Wi-Fi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS walk in centre is in Ashington which is 30 miles away and the nearest A&E unit is in
Cramlington which is 37 miles away. The nearest doctor’s surgery is 7 miles away in Alnwick. Further

Access to the Property
The car parking is approximately 4 metres from the entrance and the front door is accessed via a gravel driveway.
There are no handrails or ramps on the approach to the building. The driveway is 4 metres wide and provides a level
access.

• From the car, the front door is accessed via a gravel driveway. There are no handrails or ramps on the
approach to the property.
• The door is side hung and manual and the width is 77cm with a step of 15cm over the thresh of the front
door.
• Once inside the surface is tiled and the area is fully lit by a ceiling pendant.
Any other comments and relevant information; access via the conservatory entrance hall then into the kitchen via a
door of 83cm wide and 20cm step.
Halls, Stairs, Landings, Passageways
• The entrance areas are lit by ceiling pendant lights and the floor is covered by tiles.
• The stairs are carpeted and are beige in colour. The walls have been decorated in a cream colour.
• The width of the passageway is 90cm.
Any other comments and relevant information; there are 16 stairs to first floor level and a further 13 stairs to the
second floor.
Sitting Room/Lounge
• The living room is accessed from the kitchen and hall with door openings of 77cm and is furnished with 2 x 3
seater sofas and an additional comfy chair.
• It is all on one level with no steps and the floor is covered in wood.
• The walls have been decorated a light green colour.
• There is one coffee table located in the centre of the room and one lamp table which can easily be moved.
• There is a log burning stove and radiators to heat the room.
• The room is compact with sufficient space to move around.
• There is a digital TV which has full digital access/subtitles. The TV rests on a cupboard.
• Lighting is natural daylight with a mix of ceiling pendants and table/floor lamps.
Dining Area
• The dining area is situated in the kitchen with level access and it has a tiled floor.
• The dining room floor is tiled which is a terracotta colour and the walls have been decorated in a green and
cream colour.
• Seating around the table is for six people, with upright chairs without arms. A wheelchair can easily be pulled
up to the table if needed.
• The dining table has legs on each corner, which are 60cm from floor to lowest point of table (under space)
and is 77cm high. Lighting is natural daylight with ceiling pendant lights.
Kitchen
• The door openings to the kitchen are from the living room and conservatory entrance and the opening width
is 77cm from the living room and 83cm from the entrance.
• The kitchen has level access with a tiled floor.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer, dishwasher and washer/dryer.
• The doors of the oven drop down and the handles are 50cm and 77cm above the floor. The hob is 92cm
above the floor.
• The sink is 88cm above the floor and the worktop is 92cm. The wall cupboards are 137cm high.
• The sink taps are single mixer lever taps.
• A fridge/freezer is available, with the highest shelf in the fridge at 68cm and the lowest drawer in freezer at
46cm.
• The kitchen is lit by down lighter spots and under cupboard lights.
• The kitchen flooring is tiled which is terracotta in colour and the walls have been decorated in a green and
cream colour.
Bedrooms and Sleeping Areas

• There are no ground floor bedrooms.
• On the first floor there are two bedrooms comprising of one king size bed with ensuite bathroom, one
twin/single beds and one family bathroom, which are reached by 16 stairs. On the second floor there is one
double bedroom without ensuite reached by a further 13 stairs.

• The garden area can be found to the rear of the property which is accessed immediately from the hallway
via a porch with a door width of 76cm then a further two steps of 10cm and 18cm and clear door access
width of 70cm.
• The areas within the garden are flat.
• It has a gravel patio area.
• Table and seating are in this area which is not suitable for a wheelchair to pull up with a table height of
74cm. There are two fixed bench seats.
• The width of the footpaths are 90cm and the surface is concrete. The width and length of the patio is 5.2
metres x 3.3 metres.
• There is no outside lighting.
Garden 2:
• The garden area can be found to the front of the property which is accessed immediately from the driveway
with five steps of 13cm and clear access width of 96cm.
• The areas within the garden are stepped.
• It has a decked patio.
• Table and seating are in this area which is suitable for a wheelchair to pull up with a table height of 77cm.
There are four chairs which are upright chairs with arms, and a bench seat.
• The width of the gate is 96cm and the surface is decking and the width and length of the patio is 5 metres x
5.3 metres.
• There is no outside lighting.

Description

Gardeners can leave their fork and trowel behind and enjoy a relaxing stay in the midst of some of Craster's gardening history. The Old Gardener's, part of a small row of cottages, dates back to the late 19th Century and was the former home of the gardener to the nearby historic Craster Tower.

A truly classic cottage with period features and Farrow and Ball colours, you can catch the sun all day long from the oasis-like front and rear enclosed gardens with their carefully tended flowers and plants, or watch the world go by from the conservatory entrance to the cottage. There is an innate sense of Englishness to The Old Gardener’s, from its decadent roll top bath and large antique bed, to the Belfast sink in the kitchen and the log burning stove in the lounge. The word homely does not do this place justice. It is timeless, enchanting and well-loved. An English garden cottage by the sea.

Location

Set in the small village of Dunstan, just outside of Craster. A short walk from The Cottage Inn pub and a couple of hundred metres from another Coastal Retreat The Old Ale House. The cottage enjoys a quiet location within 15 minute's walk via a pathway to the sea at Craster and its village with eateries, an art gallery and Robson's smokery. There you'll also find the start of the walk to Dunstanburgh Castle and the sandy shores of Embleton Bay beyond.
